Dear Ira,

I have been watching MT [Meditrust] for a year and watched it drift from $16 
to its current seemingly attractive status.Insiders were selling in the 
teens and buying at $9 and under.

In REIT land it is one of the lowest rated but the dividend and revenue to 
meet that dividend appear to be there.Institutions hold about 45% of the 
stock but are slightly net sellers.

I even looked at their last SEC filing and saw no red flags.The only thing 
that I can think of is that it is involved in assisted living facilities 
which received some bad press.

They also do little to no PR to obtain price appreciation should they need 
furure equity to expand.I checked the analysts and there are 9 Holds and no 
buys or sells.

My conclusion is I would buy it for the dividend and the appreciation which 
may follow...but I would wait for some move up or more insider buying.
